Green Hills Apartment Renovation Project
Green Hills is undertaking a $9.5 million project to renovate and update 76 apartments built in the 1970s.
The project is addressing accessibility issues while continuing to provide affordable rents for people 62 years old and older.
This is the first systematic renovation of the apartments and includes such improvements as bathrooms with roll-under sinks, new cabinets with pulls that are easy to grasp and four-foot showers to accommodate wheelchairs. Kitchens are being completely redone with easy-to-operate appliances and easy-to-open cabinets.
Green Hills is relying on the design and management expertise of Episcopal Retirement Homes and the Model Group Inc. to help with the project.
Funding was raised through Low-Income Housing Tax Credits issued by the Ohio Housing Finance Agency and purchased by the Ohio Capital Corporation for Housing.
Huntington National Bank is providing a construction loan, while Lancaster Pollard is handling permanent financing.
The U.S. Department of Agriculture's Rural Development program, which financed the apartments' construction in the 1970s with a Section 515 loan, has restructured the loan on the property, as well as a rental assistance contract that subsidizes rents on 49 of the 76 units.
Applications are currently being accepted for two-bedroom apartments as vacancies are expected toward the end of the year when the project is completed. Click here for an application
